Role Overview

The Maintenance Manager is responsible for the smooth operation, safety, and upkeep of all furnished apartment units and common facilities. This role ensures preventive and corrective maintenance of equipment, swimming pool, restaurants and building systems while coordinating with external suppliers and service providers. The ideal candidate is a qualified engineer with strong hands-on technical expertise and vendor management experience.

Key Responsibilities

  • Plan and execute preventive and corrective maintenance across all furnished apartment units and common areas
  • Ensure proper operation and maintenance of electrical, plumbing, HVAC, mechanical systems, appliances, and fixtures
  • Oversee maintenance of swimming pool, including water quality, filtration systems, and regulatory compliance
  • Conduct regular inspections of apartments, common areas, and building infrastructure
  • Coordinate and supervise external contractors, suppliers, and service providers for specialized maintenance and repairs
  • Manage unit readiness for new tenants, including pre-move-in inspections and post-checkout maintenance
  • Maintain detailed maintenance records, service reports, and compliance documentation
  • Ensure compliance with local safety regulations, building codes, and health standards
  • Respond promptly to emergency maintenance issues affecting tenants or property operations
  • Manage maintenance inventory, spare parts, tools, and procurement requests
  • Monitor maintenance costs and support budgeting and cost-control initiatives
  • Implement energy efficiency and sustainability practices where applicable
  • Supervise and guide maintenance staff or technicians

Qualifications & Requirements

  • Bachelor’s degree or diploma in Engineering (Electro-mechanical, Mechanical, Electrical, or related field)
  • Proven experience in residential, serviced apartments, or property management maintenance
  • Strong technical knowledge of building systems and apartment appliances
  • Experience coordinating vendors and service contracts
  • Strong problem-solving, communication and organizational skills
  • Excellent team work
  • Ability to work flexible hours and respond to urgent maintenance needs

Preferred Skills

  • Familiarity with CMMS (Computerized Maintenance Management Systems) or maintenance tracking systems
  • Knowledge of safety standards especially for pools and F&B outlets.
  • Experience with multi-unit residential properties
